The listing agent at an open house works for the seller. Ask directly: How long has it been on market and has the price been reduced? Have there been any offers — and why didn’t they close? (Deals falling out of contract often signals inspection issues.) What’s included in the sale? Are there any known material defects the sellers must disclose? What are the HOA fees and has there been a special assessment in the past 3 years? What are average monthly utility costs?

Check Zillow’s price history yourself before the open house — listing agents sometimes give vague answers on price reductions. Take notes and photos; you’re allowed to. And if you decide to make an offer, have your own buyer’s agent represent you — dual agency is legal in Colorado but rarely benefits the buyer.
